About the Position
Type: Full-Time/Non-Exempt
Location: Various properties throughout North Los Angeles County ( Burbank to San Fernando along the 5, and Studio City to Thousand Oaks )
Reports to: Chief Building Engineer
**A valid California Driver’s License with an acceptable driving record is required
We are looking for a dependable, hands-on team member who enjoys variety in their day and takes pride in keeping things running smoothly. The Repair and Maintenance Technician performs various building maintenance and facilities support functions such as cleaning and/or repairing building fixtures and equipment, graffiti removal, signage repair or placement, light fixture replacements, etc.
This is a great opportunity for someone who likes staying active, working with their hands, and being part of a team that represents the company out in the community.
About You
You’re someone who shows up on time, works hard, and takes pride in doing the job right. You’re comfortable using basic tools, solving problems on the spot, and handling physical work throughout the day.

Key Responsibilities
Routine Maintenance
· Perform regular inspections, preventative maintenance, and general facilities.
· Complete work orders in a timely and efficient manner.
· Inspect the exterior of buildings for paint damage, repair surfaces to match existing color, and include touch-up painting for curbs, bollards, and other structures as needed.
· Identify and assess concrete damage on walkways, curbs, or other paved surfaces and perform necessary repairs, such as filling cracks or repairing damaged areas.
· Troubleshoot and repair things on-site when approved.
· Maintain cleanliness and organization of maintenance areas and equipment.
· Ensure all work complies with safety standards and company policies.
· Coordinate with vendors and contractors when necessary.
Requirements
Qualifications
· 3 years of experience in facilities maintenance, handyman services, or a related field.
· Ability to read, understand, and follow written and verbal instructions in English, including safety procedures, work orders, equipment manuals, and company communication.
· General building repair and maintenance, including troubleshooting and performing repairs such as:
– General building maintenance.
– Basic plumbing repairs (leaks, fixtures, clogs, shut-off valves).
– Basic electrical work (light fixtures, ballasts, outlets, breakers, switches).
– Drywall repair, painting, and patchwork.
– Door, lock, and hardware repairs.
– Preventive maintenance and minor mechanical troubleshooting.
· Strong attention to detail with the ability to work independently and complete assignments efficiently.
· Must have a Valid California Driver’s License with a minimum of 3 years of driving history.
· Ability to maintain a professional attitude when interacting with tenants, customers, vendors, and team members.

Power Washing Technician (Commercial Cleaning)
We are hiring a full-time Power Washer
Location: Projects throughout San Diego County. Must have reliable transportation to arrive at our yard off Mission Gorge Road.
MUST have a valid CA Driver’s License to drive a company vehicle
Hours: Overnights during the week; must be able to work between 8:30 pm and 6:30 am | Saturdays & Sundays starting at 4:30 am (2 days off, will vary)

Position Summary:
The Power Washing Technician identifies and performs a variety of highly skilled maintenance work through contract and work order Power Washing.
Responsibilities include (but are not limited to):
- Identifying property maintenance needs on an ongoing basis.
- Operating heavy duty utility vehicle that houses power washing equipment
- Safely positioning utility vehicle and equipment to ensure the safety of the operator and any civilians
- Cleaning all areas as assigned.
- Operating flush hose, power washer, and soap hoses
- Conducting preventative maintenance functions in accordance with government regulations and company policies.
- Maintaining overall maintenance and appearance of the community and grounds.
- Communicating with clients and residents in a kind and respectful manner.
- Ensuring that all scheduled jobs and time keeping are properly recorded and submitted.
- Maintaining ongoing equipment inventory and updates equipment needs list.
- Submit pictures of the completed jobs on a Daily basis.
- Completing all other duties assigned.
Requirements
Qualifications and Requirements:
- Some training or trade school related to the position is preferred
- Must have a current DL with a clean driving record
- 2-3 years of commercial building maintenance experience
- Flexible to work evenings and weekends as needed
- Ability to lift up to 60 pounds, occasionally to move up to 100 pounds
- Ability to climb a ladder while carrying necessary parts
- Ability to be on one’s feet for an extended time
- Ability to push or pull equipment with force
- Ability to work with medium to high-level cleaning chemicals and comply with MSDS sheets
- Valid Driver’s License and ability to travel locally
- Boom Lift/Scissor Lift Experience is a plus
- Bilingual in Spanish/English required.
- Experience with service contracts is a plus.

Day Porter Qualifications:
- Janitorial experience preferred.
- Outstanding communication skills.
- Punctual and dependable.
- Reliable transportation.
- Ability to work independently.
- Ability to stand for extended periods.
- Meet the physical requirements: constantly walking, climbing stairs, pushing, pulling, reaching over the shoulder, lifting, and carrying.
- Constant weight – 1-35 lbs. Occasional weight: 36-50 lbs.
Day Porter General function:
- Pick up trash as needed and empty trash receptacles.
- Perform cleaning tasks, such as sweeping, mopping, dusting, cleaning cobwebs, wiping down surfaces, restroom cleaning, etc.
- Clean exterior surfaces of windows, windowsills, and doors.
- Remove and/or clean up any debris or soil, such as stickers, chewing gum, coffee spills, graffiti, etc.
- Continuously walk the property to inspect all public areas for cleanliness.
- Notify the supervisor in case there is a need for repairs.
- Required to always wear the appropriate safety equipment for the task, which includes gloves, goggles, a safety vest, and any other safety equipment that the task requires.

Day Porter Qualifications:
- Janitorial experience preferred.
- Outstanding communication skills.
- Punctual and dependable.
- Reliable transportation.
- Ability to work independently.
- Ability to stand for extended periods.
- Meet the physical requirements: constantly walking, climbing stairs, pushing, pulling, reaching over the shoulder, lifting, and carrying.
- Constant weight – 1-35 lbs. Occasional weight – 36-50 lbs.
Day Porter General function:
- Pick up trash as needed and empty trash receptacles.
- Perform cleaning tasks, such as sweeping, mopping, dusting, cleaning cobwebs, wiping down surfaces, restroom cleaning, etc.
- Clean exterior surfaces of windows, windowsills, and doors.
- Remove and/or clean up any debris or soil, such as stickers, chewing gum, coffee spills, graffiti, etc.
- Continuously walk the property to inspect all public areas for cleanliness.
- Notify the supervisor in case there is a need for repairs.
- Required to always wear the appropriate safety equipment for the task, which includes gloves, goggles, a safety vest, and any other safety equipment that the task requires.

The window washing technician performs a variety of general labor, cleaning, window washing, and special projects as assigned using window washing equipment.
- Check the equipment to make sure you have an adequate water supply and that it is working properly.
- Clean windows using a squeegee, tucker pole, boom lift, and swing stage as needed.
- Clear the job site and store equipment correctly.
- Follow all safety protocols to prevent damage or injury.
- Miscellaneous projects as assigned related to window washing.
